Low margin businesses need volume to turn a profit and in the estate agency world that means as many sales as possible, regardless of the price. If your agent advises you to accept the first offer received, the chances are they are thinking more of their own interests rather than yours. So when considering which agent to instruct, ask yourself, will that agent be acting for me or for them? The agent who charges slightly more is better incentivised to take the time to negotiate that extra £5,000/£10,000/£20,000 or whatever is appropriate out of the sale.
